About the project
The project involves construction of a hotel and restaurant complex 4 km from Boryspil International Airport (Gora village, Boryspil district) next to the motorway that connects the airport with the city of Kyiv.
Such location – near the main air gate of the country – automatically gives the future project a certain status and a number of unique advantages, and, in case of the project implementation in a short term, it will take a special position in the hospitality market of Kyiv region.

Project details
The hotel accommodation offer will consist of single and double standard rooms, two-room suites. Total number of rooms is 78. The guests of the hotel will be offered a restaurant, two bars, two conference rooms, business center, meeting room, sauna and billiard room.
Among hotel guests will befirst of all transit passengers, the passengers of airlines whose flights are delayed for more than 6 hours or canceled, airline crews, residents of other cities of Ukraine departing from the airport on an early flight, businessmen.
The negotiations were conducted and preliminary agreements regarding employees checking into the hotel were obtained with the chief of flying staff of Boryspil International Airport. The hotel will also provide accommodation and facilities for conferences and business events, servicing tourists groups, football teams.

At 100% occupancy rate the gross income on accommodation will be UAH 116 600 per day and UAH 3 498 000 (117 777 Euro) per month.
Income for additional services will be UAH 30 000 per day and UAH 900 000 (30 000 Euro) per month at an average.
Total income will be 147 777 Euro per month and 1 773 324 Euro per year.
Taking into consideration the existence of client base and established contacts with corporate clients, including airlines, travel companies, is expected to reach the 60% occupancy rate six months after its opening.
With expenditure at 40% the net profit from the hotel in the first year can be 425 597 Euro (40%) and in the second and subsequent years - 638 396 Euro (60%) per year.
Favorable disposition
Restaurant
One of the main services of the hotel is a restaurant. The lounge for 100 people and the lobby bar are expected on the first floor under the project. The restaurant is designed for both group activities, visitors of the hotel, for banquets, breakfasts, etc. There will be a billiard bar in the basement. The theme – European and Ukrainian cuisine.
Restaurant opening hours (including the kitchen) – around the clock.
The pricing policy is aimed at an average- and higher-income consumer.
The average daily number of clients – 80 people.
Restaurant parameters:
- planned flow of 80 visitors a day (excluding breakfast included in the accommodation price);
- an average revenue per visitor – UAH 500;
- an average markups in the kitchen 300%;
- an average markups on alcohol 500%;
With expenditure at 60%, the net profit in the restaurant during the first year will be 77 575 Euro (40%), the second and subsequent years – 116 363 Euro (60%) per year.
Investment interest
Net profit of the hotel-and-restaurant complex during the first year will be 503 172 Euro, in the second and subsequent years–754 759 Euro in whole
